1. Introduction Welcome to Roberton Real Estate (RRE), a trading name of MKR Real Estate Consultancy LTD ("we," "us," "our"). These Terms of Service ("Terms") govern your access to and use of our real estate services, including property sales, property searches, buying agent services, and real estate investment advisory. By engaging with RRE, you agree to comply with these Terms. If you do not agree, please refrain from using our services.

3. Scope of Services RRE provides the following services: Property Sales Representation – We assist in marketing and selling properties. Property Search & Buying Agent Services – We locate and negotiate real estate acquisitions. Real Estate Investment Advisory – We provide insights and strategies for real estate investments. Off-Market Listings – We handle exclusive, private listings with strict confidentiality.

4. Client Responsibilities a) Compliance & Documentation Clients engaging RRE to sell or purchase property must provide full Anti-Money Laundering (AML) compliance documentation as required by HMRC regulations. Clients must provide accurate and truthful information throughout the process. b) Contractual Obligations Clients must honour all terms of signed agreements with RRE. Cancellation of services must align with the terms outlined in the business contract.

5. Fees & Payments Fees are payable on the date agreed upon in the business contract between the client and RRE. The fee amount and payment schedule are determined by the nature of the transaction and will be outlined in the signed agreement. Late Payments: Consequences of late payments are defined in the business contract. Refunds: RRE does not offer refunds unless explicitly stated in the business contract.

6. Disclaimers & Limitations Third-Party Services: RRE works with legal, financial, and tax advisors but is not liable for the advice or actions of these independent professionals. Property Listings: While we strive for accuracy, errors or omissions in property details may occur. RRE holds necessary insurance coverage and industry certifications and is a member of the Property Redress Scheme.

7. Privacy & Confidentiality RRE’s Privacy Policy, which outlines how we handle data and client information, is incorporated into these Terms. For high-net-worth clients, RRE offers identity protection throughout the sales process; however, full disclosure is required when conveyancing solicitors are engaged.

8. Governing Law & Dispute Resolution These Terms shall be governed by UK law. Any disputes shall be resolved through mediation or arbitration before legal action is taken.

9. Termination & Cancellation RRE reserves the right to terminate agreements if a client breaches these Terms. Clients may cancel services in accordance with the terms agreed upon in their business contract.

10. Marketing & Communications By using our services, you consent to receive marketing communications from RRE. You can opt-out at any time. RRE may feature sold properties in case studies and marketing materials unless otherwise agreed in writing.

11. Amendments to These Terms We may update these Terms periodically. The most current version will always be available on our website.
